Urban Renewal Strategies Coupling Enterprise Turnover with Land Development:A Case Study of Haisi City,Guangzhou
Promoting effective urban spatial renewal through corporate development and land consolidation is an important practice and academic issue.The study,based on a'problem-countermeasure'analytical framework,focuses on Haisi City,employing ArcGIS and big data analysis technology to conduct a detailed quantitative analysis of enterprise turnover situations,industry development trends,and land resource allocation.The findings reveal that:a relatively young corporate age structure stands in the region,yet there is a mismatch between the overall corporate life cycle and the land supply duration.Areas under policies such as digital economy pilot zones and development zones show significant trends in corporate iteration.The agglomeration of headquarters economy generates multiple spillover effects on regional development.Land space fragmentation and the mingling of state-owned and collective ownership complicate urban renewal efforts.Based on the analysis model of corporate and land data,the study proposes urban renewal strategies for the port area,including flexible land lease based on the corporate life cycle,building a headquarters ecosystem,encouraging mixed land use,and establishing a differentiated land supply mechanism.
