摘要

本文利用上海道契和公共租界、法租界地籍图册资料,结合汉璧礼日记、书信等史料,对汉璧礼家族及其公平洋行在沪地产投资进行了系统研究.研究发现:1.1861-1864年太平天国战争期间,汉璧礼抓住契机,以低价大量永租华人地产,前后总计约460余亩,一跃成为上海开埠早期的大地产主,为其后来在上海发展事业奠定基础.2.1865-1933年间,汉璧礼土地交易主要以土地开发为主,仅有少量地产被转租或划租.1907年汉璧礼去世后,部分土地转给了其妻子、儿女及家族成员;部分土地转到汉璧礼创办的公司公平洋行名下;3.汉璧礼土地开发的经营方式以营建里弄住宅为主,主要由代理人、经管人或公平洋行负责,承揽房屋出租、代客经租、土地出租(租地造屋)、建筑设计、挂号道契等业务.据统计,汉璧礼营造的里弄住宅,可考的至少49处,房屋1 500余间.房地产经营获取的利润,成为汉璧礼从事慈善、教育或其他事业的主要经济来源.

Abstract

The present paper,having its observation based on a detailed analysis of official title deeds issued by the authorities of Shanghai International Settlement and French Concession,concludes that 1)Hanbury rose to be a big landlord by renting permanently Chinese real estates during Taiping Uprising;2)then in fol-lowing decades(1865-1933)this family's land business focused on developing rather than on leasing;and 3)Hanbury gave priority to constructing residence in managing land.
