The present paper,having its observation based on a detailed analysis of official title deeds issued by the authorities of Shanghai International Settlement and French Concession,concludes that 1)Hanbury rose to be a big landlord by renting permanently Chinese real estates during Taiping Uprising;2)then in fol-lowing decades(1865-1933)this family's land business focused on developing rather than on leasing;and 3)Hanbury gave priority to constructing residence in managing land.
