China's real estate market is faced with the coexistence of large potential aggregate demand and the relative shortage of current effective demand,the coexistence of total surplus and structural shortage,and the poor connection between the housing rental market and the sales market,which hinder the high-quality development of real estate.As an operation mode in real estate development,housing finance leasing has unique advantages of strong asset security,longstanding and stable lease term,and small investment in the early stage,which is different from the traditional housing leasing and sales.This paper proposes the new mode of"housing financing lease+REITs"to accelerate the realization of goals in revitalizing the housing stock,improving the living conditions,promoting the structural upgrading,and realizing the simultaneous development of rental and sale,which is an innovative measure to restore the real estate market and promote the steady economic growth.
