Currently,the market rent in the real estate market is getting increasing attention,and the demand for its evaluation is also growing.However,the definition of market rent in China is not yet clear and standardized.We can draw on international standards to establish market rent as an independent value type in real estate appraisal and clarify its definition and connotation.The level of market rent is closely related to the corresponding lease conditions.The evaluation of market rent should explicitly define the lease conditions.Market rent can be classified into regular market rent and irregular market rent based on whether the lease conditions conform to the common practices of leasing in the location of the property.The"appropriate lease conditions"corresponding to regular market rent can be set through market research,categorized by property type or use.The evaluation of irregular market rent requires consideration of the actual lease conditions agreed upon by both parties of the lease.
