This article summarizes and analyzes the practice of joint-ownership housing in Huai'an,Jiangsu,Shanghai,Beijing,Hangzhou,Zhejiang,and other places.It deeply analyzes the commonalities and differences of ownership shares and transaction pricing in initial transactions,property repurchases,additional purchases,and transfer transactions of shared ownership housing at the local level,and analyzes the impact of transaction prices and methods on all parties involved in the various stages of shared ownership housing.The study suggests that the sustainable development of the shared property housing policy is an inherent requirement for common prosperity in housing.It explores the direction for improving and perfecting the shared property housing policy from the aspects of flexible design of property rights shares,reasonable design of exit mechanisms based on the economic macro environment,and design of differentiated repurchase mechanisms.
