摘要

随着城市更新行动上升为国家战略,老旧社区有机更新成为存量语境下人居环境提升的重要抓手.然而,单位制老旧小区的空间组织、邻里关系、历史文化极具特殊性,改造过程有较高复杂性和综合性.本文以"完整社区"的"硬件"和"软件"协同更新为出发点,以未来社区的场景化理念为切入点,在解读、比较主流的社区更新理念内涵基础上,梳理单位制老旧小区的普遍问题和特殊性,提出以街区重塑、功能弥合和生活服务共享为路径的场景化更新模式,并以老山社区场景化更新为例,探究单位制住区场景化更新的实践路径.

Abstract

With urban renewal actions becoming a national strategy,organic renewal of old communities has become an important lever for improving the living environment in the context of existing resources.However,the spatial organization,neighborhood relationships,and historical culture of work-unit based old residential areas are highly unique,and the renovation process is highly complex and comprehensive.This paper takes the"hardware"and"software"collaborative update of"complete communities"as the starting point,takes the concept of scenario-based future community as the entry point,and on the basis of interpreting and comparing the connotation of mainstream community update concepts,combs the common problems and particularity of old work-unit based communities,proposes a scenario-based update model based on the path of street remodeling,function bridging and life service sharing,and takes the scenario-based update of Laoshan community as an example,exploring the practical path for the scenario-based updating of old work-unit residential areas.
