西安改造型青年公寓现状问题辨析与更新机制思考

在我国房地产由增量模式向存量模式转型的背景下,存量型住宅产品逐渐占据主导地位.改造型青年公寓因其多元化、个性化特点,以及解决城市低效存量建筑的便利性、灵活性优势,成为租赁市场最具潜力的产品.本文以西安为例,选取改造型青年公寓进行调研,辨析存在的问题以及"市场失灵"现象,提出由政府、开发商、设计师、物业管理共同参与的更新协同机制,推动改造型青年公寓的健康发展.
Analysis of the Problem and Reflection on the Renewal Mechanism of Xi'an Renovating Youth Apartments
In the context of real estate transformation from an incremental model to a stock model,stock-type residential products gradually occupy a dominant position.Renovated youth apartments have become the most promising product in the market due to their diversified and personalized char-acteristics,as well as the convenience and flexibility advan-tages of solving the city's inefficient existing buildings.This article takes Xi'an as an example,selects renovated youth apartments for investigation,analyzes existing problems and"market failure"phenomena,and proposes an updated collaborative mechanism involving the government,devel-opers,designers,and property management to promote the development of renovated youth apartments.
