高密度城市SOHO商业住宅的未来路径——基于两个北京SOHO的后评价研究

为了探究SOHO建筑在我国高密度城市中的发展,文章从后评估角度对北京建外SOHO(东区)和三里屯SOHO的商业活力、住宅市场、公众评价3方面进行调研与评估,分析造成两个项目市场表现差异性背后的原因,讨论二者在规划定位、住区设计、管理机制等方面各自的优势与挑战.在此基础上提出了SOHO商业住宅项目的发展方向和建设策略,为中国未来高密度城市SOHO模式的规划、设计与管理提供借鉴和指导建议,以推动SOHO模式更好地适应中国城市发展的需求.
Abstract
To explore the development of SOHO architecture in high-density cities,this artical conducted research and evaluation on the commercial vitality,residential market,and public perception of Beijing Jianwai SOHO(East)and Sanlitun SOHO from a post project evaluation perspective.It analyzed the reasons behind the differences in market performance of the two projects and discussed their respective strengths and challenges in terms of planning positioning,residential area design,and management mechanisms.Based on this,development directions and construction strategies for SOHO projects are proposed,which provide reference and guidance for the planning,design,and management of the SOHO model in future high-density urban,in order to facilitate the better adaptation of the SOHO model to the needs of urban development in China.
